 PRIVATE RESIDENTIAL LEASE AGREEMENT

Street ............................... No. .........., holder of ID: ............................., AFM: ...................., called hereinafter the "Lessee" and agreed subscribe to:

The Lessor has the absolute ownership and possession of the apartment  surface ....... m², located at ........ floor ................. residence located on .................. Street ................................................. .................... and comprising ........ rooms namely: .............................................. .............................................., which leases the Lessee to the following terms and agreements:
1. The lease term is defined .............. and begins ............... until .......................
2. The monthly rent is set at ............................................. ... euro ................................ ........................................ up, and for the remainder of this lease will increase each year and indeed .......................... each year during .............................................. ...... The monthly rent paid in advance within the first 3 days of each calendar month. Payment of rent will be made by the Lessee to the Lessor home or wherever he indicated, it will be proved by documentary proof of Lessor or his representative, to the exclusion of any other evidence. 4. The leased premises will be used as the residence of the tenant and his family but which does not acquire Rental Rights. Absolutely prohibited any conversion of the lease, as well as wholly or partially subleasing, or into any title, with or without consideration, assignment of the lease to a third party without the express written consent of the Lessor.
5. 6. Lessee has examined the premises after he found the perfect choice and perfectly suitable for the use for which it is intended.
7. The Lessee is obliged to make good use of the property, otherwise liable to pay compensation for damages and injuries caused to the leased premises, other than those due to normal use. Moreover obliged to keep the premises clean and use it in such a way as not to affect the peace, health, labor, safety and morals of its inhabitants.
8. The consumption of electricity and water as well as self-heating costs borne by the Lessee.
9. At the end of the lease, the Lessee shall without notice to surrender the lease to the Lessor in as good a condition as it was received, otherwise it is liable to compensate the Lessor as a result of untimely delivery of salary. In case of liquidation of a wage contract with the lessor in the transaction will require the purchaser to respect this lease. Also, the Lessee shall allow convenient hours visiting lease to those who wish to buy it, as in the last two months of the lease visiting daily for two hours to those who wish to rent out then.
10. The tacit renewal of a lease, the prolongation of the lease is excluded absolutely and in no way can be considered as such by any reason of any stay at Lessee leased property after the expiration of the lease, while any rent to be paid by the Lessor in period will be deemed paid to him by way of compensation for non-delivery of timely salary and not as explicit or tacit extension of the lease.
11. Any modification of the terms hereof, as well as the renewal of a lease or extension of lease shall be proved only by letter, without any further evidence. Failure to exercise any time by the Lessor of any right once or repeatedly will mean waiving that right.
12. Failure to timely payment of rent or breach of any of the terms of this we all agreed as material gives the landlord the right to unilaterally terminate this lease and evict the tenants from the premises during the process of the Code of Civil Procedure.
13. It is expressly agreed that if the Lessor sell or transfer during the lease to a third party ownership of lease or grant other lien which excludes the Lessee to use, the new owner will go into the rights and obligations of the lease. In such case the Lessor the purchase contract will require the purchaser to respect this lease.
In witness whereof the parties drew up this agreement in triplicate and since then signed as received by each one and the third will be submitted to the competent tax authority edited by Lessor within 30 days of signature.
