The process of selling a property involves gathering evidence primarily from the seller's side. The notary and lawyers take care to inform the parties about the required actions and documents to complete the transfer process.

 

 

 Documents property sale:

  • Two photocopies of identity card or passport
  • Title of ownership of the property. If the property comes from inheritance, parental benefit or gift     certificates as required for the corresponding non-debt tax (inheritance, gift or parental grant)
  • Transfer Certificate of the property at the Land Registry
  • Tax awareness
  • Affidavit of transferor endorsed by the Tax Office that the transferred property does not derive any income or, if the income brought a certificate from the same tax office that submitted tax returns and declared the income from the property
  • Affidavit owner certified by the Tax Office which appear to have been included in the transferred property E9 form and has no obligation to make a declaration of real property. If such an obligation is required certificate from the Tax Office that has filed the declaration is included on the transferred property and has paid the tax (FMAP)
  • Certificate from the municipality in which the property belongs not due for this property end real estate (TAP). For the issuance of the certificate requires the submission to the competent municipality copy of title acquisition of the property and he retired bill of PPC
  • Cadastral extract from the Land Registry office where the building is located in a cadastral or other confirmation from the Cadastre and Mapping Agency Greece that statement made in good time for the transferred property
  • Insurance clearance from the competent IKA if the property has been built within the last decade or seller practicing entrepreneur, freelancer or participates in SA Ltd. or E.P.E
  • A certified copy of the building permit and / or affirmation according to the year of construction of the property (before or after 1983)
  • Recent Topographical Chart of the plot with the declaration of the engineer that prepared just in case the property is for sale with or without land or building land situated within the residential zone of control.
